  • Bannisters instructed by a landlord to let their property
  • Property advertised
  • Potential tenants express interest to view property at which stage certain information is required including: names of prospective tenants, telephones number(s), email address, property requirements and brief background of occupiers (eg children, pets, smokers etc)
  • Undertake accompanied viewings
  • Receive applications from tenants at which point a holding deposit and application fee are payable online
  • Reference tenants whereby their current employer and landlord are contacted and the applicants credit history is checked
  • Seek landlord’s approval to let
  • Draw up contract and associated documentation
  • Undertake detailed inventory which records the condition of the property at the time of the letting to ensure when the tenancy ends the property is in the same condition allowing for fair wear and tear
  • Tenant pays deposit and rent which is payable using our online facility
  • Move-in meeting where the tenant reads and signs the tenancy, signs a Standing Order Mandate for future rental payments, provides original ID to be copied, and signs up to our utility management company
  • Tenant takes occupation
  • 6 week inspection undertaken by Bannisters (Managed properties only)
  • Quarterly inspections undertaken by Bannisters (Managed properties only)
  • When the initial term ends it can be extended if both landlord and tenant are in agreement (Managed properties only)
  • Tenancy ends
  • Check-out inspection undertaken where the condition of the property is checked against the inventory. If there is any damage or the property is left in the same condition as recorded in the inventory allowing for fair wear and tear. The cost of rectifying the matter is deducted from the deposit before it is returned. (Managed properties only)
